Every development gets a brand. The business behind it rarely does.

Property is sold project by project, so that is where the money goes: a name, a hoarding, a campaign, then on to the next. The company behind them is left with whatever its first website said. Buyers, investors and partners all judge that company, and most property businesses give them very little to go on. A brand for the business is what carries a reputation from one project to the next.

From a first audit to the sign on site, for property businesses that want to be known for more than the last project.

01

Property Brand Audit & Strategy

The place to start. We map the businesses you compete with for buyers, investors or clients, read how you are seen by the people who choose you, and find the position you can own. For Peritum, that meant shifting the brand and the offer to stand out in a crowded property market, with a campaign about what property is for: dream homes, the family life, the financial goals.

  • Competitor and category mapping
  • Positioning and brand narrative
  • Audience definition across buyers, investors and partners
  • Brand architecture for groups with several businesses or projects

What does a property brand audit cover?

Your competitors as your buyers, investors or clients see them; how your brand reads at every touchpoint, from the search result to the site sign; and what your team says you stand for. Two weeks, one working session, and a short document with a clear call: leave the brand alone, refresh it or rebuild it. Sometimes the answer is that the brand is fine and the website is the problem, and we will say so.

02

Identity, Naming & Voice

Strategy becomes a system you can apply without us in the room: logo, type, colour, photography direction, voice and the rules that hold them together. In property it has to work at every scale, from a business card to a building. For Mendi Moke, an architecture and building design studio in Flinders, that meant a monogram that embosses on paper, a title block for their drawings and the name in the window of a red studio door.

  • Logo, typography and colour
  • Naming, if the name is the problem
  • Photography and art direction
  • Verbal identity: voice, tone and messaging
  • Brand guidelines and templates

Can a rebrand keep the reputation we have built?

It should. Before anything is designed we work out what people already know you for, and the new system is built to carry it: often the name, sometimes the colour, always the way you talk about your work. Most clients should recognise you on the first day of the new brand.

03

Signage, Hoarding & Campaigns

A property brand spends most of its life outdoors. We design the hoarding, the site and studio signage, the wayfinding and the campaign that runs alongside, so the brand holds up at ten metres as well as on a screen. Bryx’s billboards and hoarding, Peritum’s wayfinding and campaign, and Mendi Moke’s studio signage were all designed in the same project as the brand.

  • Site hoarding and billboards
  • Signage and wayfinding
  • Campaigns across print, social and outdoor
  • Brochures, stationery and pitch documents

Can you design signage and hoarding?

Yes. We design it as part of the identity and supply print-ready files, with the sizes and materials your signwriter or printer needs.

04

Websites & Digital

Every one of these brands launched with a new website, built in Webflow so your team can keep it up to date. They are designed for the way people look a property business up: on a phone, between meetings, often after seeing a sign. We are a Webflow Premium Partner and run search and Google Ads as Google Ads Partners.

  • Webflow design and development
  • Project and portfolio pages
  • Local SEO and Google Ads
  • Templates and training after launch

Do you build the website too?

Yes, and we would rather build it than hand a new brand to someone who did not sit through the strategy. A property website has three jobs: show the work, earn trust quickly, and make the next conversation easy to start.

A clear process for a property brand that outlasts the project.

01

Audit & Diagnose

Your competitors, your reputation, your team’s view of what you are. The honest answer to leave, refresh or rebuild.

02

Position & Strategise

The space you can own with buyers, investors and partners, and the story that joins them. Leadership in the room, because this is a business decision.

03

Design the System

Identity, voice and templates, every decision tied to the position, designed for the site sign and the phone screen.

04

Build & Roll Out

Website, signage, hoarding, campaigns. Your team meets the brand before your market does.

05

Steward

Brands drift. We stay on for the next project, the new office and the next round of signage.

FAQ

Starting prices, + GST, scoped to the size of the business and what the brand has to cover.

  • Brand Audit (two weeks): competitor map, perception read, positioning options, a recommendation with a price for each path. The audit fee comes off the strategy fee if you go on.
  • Brand Strategy (from AUD 5,000 + GST): positioning, purpose, audience mapping and brand narrative.
  • Brand Identity Design (from AUD 10,000 + GST): the visual and verbal system on a strategic foundation, with guidelines.
  • Full Brand: strategy and identity end to end, for a business repositioning for growth or a group bringing several names under one.

Signage, hoarding and print usually cost as much again as the brand work, so we scope them from the start rather than letting them surprise you. Get in touch to find out where yours lands.

It helps a property business answer three questions and then apply the answers everywhere.

  • Who are we? Purpose, values and the principles that decide how the business behaves.
  • What makes us different? The position that separates you from the competitors your buyers, investors and partners compare you with.
  • How do we say it? The identity, language and system that express that difference, from the website to the site sign.

In practice that means brand strategy, identity, guidelines, signage and a website. Here is what a brand strategy involves.

Businesses that build, design, finance or invest in property: Bryx, a property investment platform; Sissins, Passivhaus builders; Mendi Moke, architecture and building design in Flinders; Benchmark Consolidated, a holdings firm; The AHI, the Australasian Housing Institute; and Peritum. What they share is a business that needs a reputation beyond any single project.

Close, but a different brief. A real estate agency is chosen by vendors at a listing appointment; the businesses on this page are chosen by buyers, investors and partners over years. The strategy, the audiences and the proof are different, so we treat them as different projects.

Most full projects run 8 to 16 weeks from kick-off to final delivery.

  • Weeks 1–3, Discovery and Research: stakeholder interviews and workshops, market and competitor analysis, audience research.
  • Weeks 4–6, Strategy: positioning and differentiation, messaging framework and brand platform.
  • Weeks 7–10, Identity Design: logo and visual identity, design system, application across touchpoints.
  • Weeks 11–14, Refinement and Guidelines: refinement, brand guidelines and toolkit, templates.
  • Weeks 15–16, Handover and Support: final delivery, team training and launch planning.

Signage and hoarding run alongside the identity work and follow your project dates. Rush projects can be done; they usually give up depth of strategy, and strategy is the part you cannot add later.

It depends on your goals and the state of the brand. You likely need a full rebrand if:

  • your positioning no longer reflects who you are or where you are going
  • you have outgrown your original market or changed what you sell
  • the brand creates confusion or fails to differentiate
  • the visual identity looks dated next to the businesses you compete with
  • the people who run the business struggle to explain what makes it different

You likely need a brand refresh if:

  • the core positioning is strong but the visuals look tired
  • you are evolving, not changing direction
  • the guidelines lack consistency or do not scale
  • the messaging needs tightening, not rethinking

Not sure? That is what the audit is for. It tells you which of these you are, and what each path would cost.

Yes. Our studio is in Mornington and we work across Melbourne, the Peninsula and nationally. Mendi Moke is in Flinders, and most property businesses work across more than one suburb.

"What an incredibly thoughtful and joyful experience with ONETOO. I want to start a new business just to enjoy the brand process with the ONETOO team again."

If your business looks like every other name on the hoarding, that is fixable. Start with an audit.
